Missoula Rental Managers

Renting housing is no longer the smile-and-a-handshake proposition it once was. If you act too quickly when choosing a rental, or signing a lease or month-to-month agreement, the consequences can be serious, expensive and sometimes frightening. In general, it's a good idea to:

  • Ask the questions you'll find below.
  • Prepare and sign a "roommate agreement; look for amodel roommate agreement on the MontPIRG website.
  • Seriously consider getting renter's insurance; pick up some brochures at the Renter Center.

When looking for a rental, remember that some rental operators have earned (yes, "earned") very poor reputations for service, fairness and business ethics.

When renting directly from a rental owner, it's a good idea to:

  • Ask for references from some former tenants -- just as the owner will usually ask for your references.
  • Ask them to stipulate in writing that the property meets all of Missoula's safety codes for rental residences (which differ from the safety codes for owner-occupied residences).
  • Ask for background information on any tenant who will be serving as an on-site property manager -- especially if he or she will be holding a key to your unit.
  • Ask if the owner-manager holds a Montana Property Management License.

The advantage of renting from a trained and licensed property manager is that, with a valuable license to protect, the manager is more apt to comply with the state's landlord tenant law. (In contrast, many untrained rental operators, who may be well-meaning, are not familiar with what city ordinances and the state law requires of them.)

If you're renting from a professional, licensed property manager -- who's also a member of NARPM (National Association of Residential Property Managers), he or she has pledged:

  • To comply with Montana's landlord tenant law and with all fair housing requirements.
  • To review and verify the applications of all tenants, which can provide you greater personal safety.
  • To respond promptly to requests for repairs and to cause no undue delay in accounting for, and refunding, your security deposit -- two of the most common complaints we receive from UM's off-campus student renters.
  • They promise not to manage properties that don't meet local safety and habitability requirements.
  • Further, if you find that your property manager, who's a NARPM member, has not been meeting those obligations, NARPM will investigate your Ethics Complaint.
